Description of the dwelling

This area of 94 ha in one piece, has a vineyard of 68 ha in particular cellar. The historic buildings, ideally exposed North / South, date from the early eighteenth century. The castle (XIXth) includes 450 m² on 3 levels for 315 m², a forecourt, an Italian garden and a park of 5000 m².

Description of the exploitation

The buildings include a tourist part with 2 apartments, which can be exploited in lodgings, having a garden, swimming pool with pool house, and receptive spaces including a barn of 90 m² equipped for seminars, 2 pagodas of 210 m² and a restaurant . The estate also has offices, cellar, production cellar, storage and bottling space for an area of approximately 1,900 m². The total capacity of the cellar is 13,200 hl, half of which is in coated concrete and the other half in stainless steel and fiberglass.

Description of the land

Land is perfectly structured around buildings.

The vineyard includes 68 ha of vines including 37 ha of AOP Village LAUDUN, 3 ha of AOP LIRAC, 28 ha of PGI. With 31% Syrah, 24% Grenache, 8% white grape varieties. It is harvested mechanically, trellised and ready for irrigation on 60% of surfaces. Excellent terroirs distributed 1/3 in plain, 1/3 of sandy slopes and 1/3 on a plateau of rolled pebbles.

Production, of the order of 3,500 hl, is marketed partly in bulk (2,400 hl) and in bottles (135,000 cols / year), mainly for export. The turnover is of the order of 650,000 euros. The sale includes all the exploitation, winemaking, bottling, office, catering and reception equipment.
